My loan got sold 2 weeks after closing and my home insurance was canceled before my year was up. LIBERTY MORTGAGE did not made the transition smoothly nor warned my Home owners insurance who they sold to PENNYMAC . Ignored all emails from my insurance company did not forwarded to my new Lender, as they said as soon as they sold it I was responsible for everything moving forward not happy at all because now I owe out of pocket for not having home owners insurance due to non payments since my new lender PENNYMAC never got the notices and LIBERTY MORTGAGE never reached out to me to let me know they were being billed .

In brief summary, Liberty Home Mortgage is a typical lending company that does not give attention to any file until 2 weeks prior to closing. They put no precedents on files that might take more time to get closed. They show a complete lack of empathy toward their clients or any other human being dependent on them to clear the loan they had convinced the client to trust them to handle. They are a 9AM-5PM company and their lenders would NEVER consider working on a file outside of those hours or on a weekend even at the cost of their client losing a house. The best part about this company though is the complete lack of accountability. Perhaps another office has a professional and competent manager but not the Independence Ohio branch. Search on Liberty Home Mortagage's website and you will find a phone number that asks you to leave a message for them to call you back but then hangs up on you. You will also note there is not headquarters or higher management to whom you can file a complaint against an individual branch.I will never work with this company again no matter the circumstances. I highly recommend any civilian looking to buy a house stray as far away from them as possible unless you want to experience a tenfold amount of the necessary stress in purchasing a home for your family.

I can't believe how smooth everything went. I was able to buy my first house with an affordable monthly mortgage. They really treat you like family and make sure that you understand every aspect of your loan/purchase. They provide you with all the material and work with you throughout the process. I found the company on LendingTree and it couldn't have been a better fit, especially because he's wife was the realtor that helped me find my home. Make sure to ask about loan origination fees!!! I am a first time homebuyer and I didna't have a lot of funds to put down for a down payment or closing costs. I opted for a 0 down payment FHA loan(by the way, this is a second lien on your property. They will explain this to you). The only reason I opted for that option is because with 3.5% down the lender advised me closing costs would be $11k+$3250 seller credits on a $142k home and with 0 down it would be $8k+$3250 seller credits. So of course I chose the cheaper option.Fast forward to 3 weeks out from closing date, my realtor had some concerns and called to ask about loan origination fees. The lender (Steve) tried to dance around answering the question rather than being upfront and honest about them being $2900(average fees are around $1k).I spoke to a different lender and received a loan estimate from them estimating my cash to close be around $5500.Here we are, closing date and I closed with $5k out of pocket and $3250 seller credits.The lenders I spoke to at Liberty were very friendly, that is the only reason I gave them 2 stars. But seems this company doesna't have much integrity, and they have the classic salesman mentality.However, feel free to reach out to Blake with Fairway Mortgage Corporation and hea'll be upfront and honest with you and actually care about your specific situation.

The beginning was a great experience. Once we found a home and started moving forward, it was chaos. It seemed like every time we planned to close, there was an issue. I risked my job to do whatever was asked by LHM. I was given last minute paperwork on more than one occasion. My loan officer was awesome (Terrence Cheeks), the underwriters, not so much.

Michael Miller is extremely professional and knowledgeable about giving house hunters a realistic view of the price cap of what they can afford based on house hunters' income vs debt ratio. He's hands on from start to finish (closing). He has the foresight to having his clients start assembling documents weeks before they need to be submitted. This was my first house buying experience and I feel truly grateful that Michael Miller was at the helm from start to finish

Derek Kolick was our loan officer. From the first time we spoke till our loan was closed Derek was very professional, easy to get ahold of, and very knowledgeable about every step of the process. I was contacted by Liberty Mortgage after checking another site to find out what kind of rate I could get. The representative that contacted me was very polite, helpful, and answered a lot of my concerns about why his company was different from the rest. For me, I have been through this process a few times, so I had a lot of questions. After several conversations and two other offers, I decided to get my mortgage through Liberty. With them requiring so much paperwork up front, it made the process much easier to handle later. We were on a strict timeline, and it was only three weeks from the time that we found our house to the point of closing. Anthony, the representative that was helping me, did an amazing job. He got everything done in the timeframe and exactly in the price range that we were looking for. In the coming months, I am aware that they will be selling my loan, what makes this company different from the others, they have made the loan legally binding that when they do sell it, no one can make changes to the loan that we signed for. Horrible company, I denied the loan they offered and it seems they've gotten really petty about it, in a short summary after denying the horrible loan offer they tried to offer me, they decided a week later to run my credit for another hard pull. My friend at the title agency stated, that they do this in order to prevent you from going some where else etc, I have know plans on takkng any loans anytime soon. I believe weird Joe couldn't deal with the fact that I denied the loan and he and his square buddies whom tried to persuade me that I needed the loan, decided to pull this stunt. I know it was Joe I know what time and day he pulled the credit. I wouldn't recommend doing business with this company and I hope whomever reads this it helps them in the future, it's just a headache dealing with them. Joe is a joke and very unprofessional I was warned by the title agency I work with and other folks about him, I'm very satisfied that I did not go through with this process.

I worked with this company for weeks. was pre approved for my mortgage. 2 weeks later after we were under contract my agent suddenly was back tracking on almost every single element. The calls were daily with something new he found. Within 24 hours a reputable company locally looked over his work and found it all to be done incorrectly and was able to complete our loan. I am not sure what they are doing but it seems they do not have the training or knowledge to complete home loans.This company wasted my time and preapproved a loan without looking over any of our paperwork.
